Byron Real Estate in London Ontario Very Active

  42 houses in Byron changed hands in the first 3 months of 2015 at a rapid pace of 26 days average on the market and for 98% of the average asking price of $433,090.
  16 condos in Byron sold in the same period for 98% of the average asking price of $252,375 and on average, were on the real estate market 53 days.

Sunningdale House & Condo Activity in London Ontario

  The first 3 months of 2015 saw 13 houses in Sunningdale, a neighbourhood in North London Ontario exchange hands for an average price of $586,977, down from the average price of $618,666 in 2014! The homes in Sunningdale that did sell sold for 97% of their asking price and on average, were on the market for 53 days!
  

   8 condos in Sunningdale sold for an average price of $335,650, down from the average price of $367,768 in 2014!  The condos that did sell sold for 98% of the asking price and took on average 56 days to sell.
  There is a decent inventory of houses and condos for sale in Sunningdale and though the first 3 months of 2015 saw a decline in the "Sold" prices, I see price increasing in the spring market.

Buying a House in Wortley Village, Old South London

  Buying a house in Old South London is not the same as buying a house in a newer section of London Ontario! A house is a house is a house, right? Wrong!

  Most buyers of real estate in Old South and their sales representative think that if they get a home inspection and their lawyer uses title insurance, they are pretty safe! Unfortunately for many buyers, that was not the case and and in some cases, the sellers, have had many extra costs that were not planned for!

  I am not implying that there were any improprieties by anyone, but some due diligence from both the buyers, sellers, their agents and their lawyers would have saved everyone a lot of sleepless nights and loss of thousands of dollars.

   What about:
  • Because of the age of some of these houses and lot lines, are there any infringments with surrounding neighbours? Find out before you buy if you can build that deck, fence or addition!
  • Asbestos?
  • Knob and tube wiring? Is all of it removed from the home?
  • Heating, cooling. electrical and chimney condition
       This is only a brief summary of things to consider, (I have a 118 point checklist) I use  before when buying a house in Wortley Village and Old South London.
