I Am a Boring Realtor In London Ontario

I could not come up with a better word than 'boring' to describe my real estate practice! 
I'm not bored, my clients are! You see, they are happy and excited when they successfully buy a house or a condo in London or when I sell their home. Where the boring part comes in is that 99% of the time, there is no drama, emergencies or late night tossing and turning.
                      we are boring
 But at the end of the day, clients found us to be boring!
 Let me explain.
 I know from experience that most buyers and sellers of real estate, stocks & bonds, mutual funds, automobiles etc. are not disciplined in all situations and let the heat of the moment, their emotions override logic and at times common sense.
 Knowing that and wanting my client's to be successful when buying and selling real estate, why not build a systematic approach to real estate, why not develope a step by step plan, improve it, study it so that my buyers and sellers of real estate are not tempted to stray in the first place?
 So boring it is. No more:
  • no more last minute phone calls that the buyer's financing fell through
  • no more silent treatment
  • no more "we cannot close tomorrow, we need this, the bank needs this, blah, blah'
  • no more real estate agent games such as "we have another offer"
  • no more back and forth where the offer to purchase looks like a spaghetti factory! 
  • no more "if you don't buy tonight, it will be too late"
  • no more low ball offers on your home
  • no more you making low ball offers on a property
  • no more underpricing or overpricing your home
  • no more worrying about owning two homes
  • no more waiting 60+ days for your home to sell
  • no more "I wonder what those buyers think about my house"
  • no more "Am a paying the right price for this property"
  • no more " What if this falls through?"
  • no more "What if I find out later there is something wrong with this house?"

 You see, I am just boring. I go through all of the above plus more,  set price & time  parameters and then just go out and do it!
Boring I know.
Oh, we have fun, at times a bit of excitement but no game playing, no posturing, no phoniness, just do what you hired us out to do, guide and advise you to a successful real estate transaction.
You see, it is quite straight forward and pretty simple!

Being Objective Before Listing A Home For Sale London Ontario

For most people, a home is more than just a financial commodity. It is, instead, an emotionally charged haven- the place you retreat to, a place filled with your belongings, your creative energies, and your memories.



  It is therefore; very difficult to be objective about this process and to look at your home in the same way a prospective buyer looks at it

Because your home is so important to you, when you do decide to sell, you want to be sure that you can get as much as you can for it. So speaking practically, it is very important that you set your emotions aside for a moment and learn how to maximize your results.

Think like a Buyer When Selling A Home in London Ontario


   Of all the things homeowners control when selling a home in London Ontario, the condition of the property is one of the most important.

A crucial part of marketing any product is the presentation of the product. The same is true for real estate. In order to compete effectively with other sellers, homeowners must present their homes to the marketplace in an attractive, desirable condition. When you bought your home, you probably comparison-shopped. Well, buyers still do that today. The average home buyer looks at 10 to 20 properties prior to buying a home in London Ontario.
 
 

THINK LIKE A BUYER!

You are not just selling a house. You are selling shelter, a lifestyle and dreams. Buyers arriving at your front door want to find the right home so does not make them search somewhere else. If you do your homework, every room in your home will create a reason for the buyer to stay.

I have sold homes and condos in London Ontario that were not in the best neighbourhoods or were neglected over the years. With a little bit of elbow grease and a few dollars, those houses or condos sold close to asking price and within 30 days!

You have heard of CURB APPEAL, I'm sure. Do you know that many home sellers today and their listing agent apparently have not heard? You've got less than 10 seconds to make a great first impression and when it can mean thousands of dollars in your pocket, why not do something about it? By working with a great Realtor* with the strength and courage to tell you the truth, by making a few cosmetic changes, the sale of your home will be a slam dunk!
 

PS: Oh by the way, I also have shown houses in great neighbourhoods in the $400-$600,000 range that had poor curb appeal, were in dire need of cosmetics etc. The home seller was stymied why their home had not sold or even received a decent offer! Do you not think that after 60-90 days, price and condition have something to do with it?
